Our Service Options
Full Search & Acquisition
You need us to identify, evaluate and then negotiate or bid on your behalf utilising our six-step process
We will undertake:
- a detailed search of the location/region where you desire to purchase;
- provide a detailed property list which matches your criteria;
- provide our opinion as to fair market value;
- to bid at auction or negotiate the purchase –
Fees:
- An initial retainer fee of $1,500 plus GST is payable prior to the search commencing;
- This amount is deducted from your final invoice after we have purchased a property on your behalf;
- This engagement fee is retained by Property Buyers Advocates should you decide to abandon the search before buying a property.
- to bid at auction or negotiate the purchase – 1.5 - 2% plus GST depending upon the value range and work involved. (A minimum fee of $5,000 applies).
Based on the anticipated property value we can negotiate an all-inclusive fee so you know exactly how much the final cost will be. This will be influenced upon the level of research, detail of brief and anticipated time to locate your preferred property.
Negotiation and Acquisition
You need us to evaluate and then negotiate or bid on your behalf
You have found the property you want:
- we will inspect and provide our opinion as to fair market value;
- bid at auction or negotiate the purchase;
Fees:
- – 0.75 – 1% Plus GST depending upon the value range. (A minimum fee of $5,000 applies)
Based on the anticipated property value we can negotiate an all-inclusive fee so you know exactly how much the final cost will be. This will be influenced upon the level of research, detail of brief and anticipated time to locate your preferred property.
Formal Valuation and Auction Bidding Service
Valuation and auction Bidding only.
- This is on a fee for service basis regardless of the price or whether we are successful or not in securing the property.
- This fee is payable in advance of the scheduled auction.
Fees:
The fee includes preparation of formal valuation with detailed sales and property analysis:
- perusal of the contract of sale and vendors’ Section 32 Statement;
- property inspection;
- any discussions with the selling agency;
- Our independent property advice and bidding on the day of auction;
- Minimum fee of $1,800 plus GST;
- Fes will be negotiated on an individual property basis
Liability limited by a scheme approved under Professional Standards Legislation
Independent Valuations Only
Detailed independent formal valuations for purchase or sale, negotiable on an as–required basis – fees negotiable on an individual basis.

Independent Consultancy
We also provide fee for service property advice, that can be used with respect to specific property market categories or individual property research, acquisition and disposal regardless of any specific outcome. The cost of our consultancy work is $250 per hour, plus GST.
About Real Estate Commission
Real Estate Commissions in Victoria are negotiable and our negotiated fees are reflective of the location, value, time, skill and complexity of each individual instruction.
Our fees (excluding any initial retainer) are based on your successful purchase of a property that meets your requirements. This excludes any work on a fee for service basis.
With this in mind we will be your exclusive advocate for a defined period to protect each parties interests.
We have the confidence to succeed and achieve your property purchase.
Our initial meeting is on a no obligation basis. If you don’t believe we are what you want then that’s fine.
We aim to save you time, money and emotional stress by being fully informed and guided by our experience, knowledge and ground work.
The cost of this will generally be money well spent when considering the value of properties in the inner and middle ring suburbs of metropolitan Melbourne.
The worst decision you can ultimately make is to be ill-informed about the largest real estate financial decisions you will need to make.
We are employed directly by the purchaser and paid by them (our clients).
We represent their interests to the exclusion of all others.
We won’t accept any instruction that will impact upon our independence. This guarantees there will be no conflicts of interest.
If it happens that we have already accepted an instruction to act for a purchaser on a particular property, we will be unable to accept any further instruction with respect to that particular property from additional parties.
